10 ways to support VAHOP, our Veterans, Gold & Blue Star Families & VSO's we serve by monetizing real estate transactions as a fundraising platform

#1: Real Estate Referral & Relocation program:

Simply ask any family members, relatives, friends and co-workers if they plan to sell or buy residential or commercial real estate anywhere in the Continental U.S. then make a warm referral to VAHOP with contact information.  Through this program, owners and buyers can select any real estate agent they want with or without our help.  Upon making a selection of an agent, we will put in place an agreement with the agent(s) involved to donate a percentage of their commissions earned to VAHOP.  There is absolutely NO cost to the owner (seller) or buyer.

 

#2: Capital Gains Tax strategy:

"Paying Capital Gains Tax on your profits: Strategic or Stupid"

We can now offer a little known tax strategy previously only offered by one law firm in the Country that can delay the payment of Capital Gains Tax for decades.  Works on all highly appreciated asset classes subject to Capital Gains Tax including, but not limited to residential homes, commercial property or businesses. Our proprietary calculator can estimate your tax liability.  We provide you with a copy of our case study to show your tax expert for validation.  We see this strategy as superior to the commonly known 1031 and the deferred sales trust strategy to name a few.

 

#3: Community Impact Investing – soft money at cost secured loans:

With your available line of credit or having the ability to borrow, a donor can commit all or a portion of those resources to VAHOP to buy land or homes secured by a first mortgage.  Full repayment of the principle at COE.

 

#4: Social Impact Venture Capital Philanthropy Loan – secured & includes ROI:

Similar to Option 3, but VAHOP will pay a return on the investment negotiated on a per project basis.

 

#5: Crowdfunding campaign for Non-Profit:

#6: In-Kind giving:

Instead of giving money to buy needed goods and services, the goods and services themselves are given.  An in-kind donation is the transfer of any other type of asset than cash or stock.  Types of giving include volunteering labor on a work party, interior/exterior building materials, appliances, fixtures, furniture, tools, landscaping and garden equipment.

 

#7: Adopt-A-Vet:

Allows the donor to select an individual veteran, couple, family or specific project to designate how their donation is used.  Adoptions start at $1,000.  You can follow your favorite veteran(s) online with updates, photos, videos and news.

 

#8: Matching funds:

If you would like to incentivize others to support our mission, you can offer to match donations made in a specific period and capped at a specified dollar amount similar to those done by KDFC, KQED and other orgs.

 

#9: Monthly Giving annual membership:

Donate a preset amount monthly for 1 year with option to renew as a private party or employee contribution through your employer. Check with your accountant or CPA for pre-tax options.

 

#10: Other options e.g. Vehicle Donation, Planned Giving and Legacy Gifts:

Donation of vehicles, aircraft & boats are accepted.  Planned giving through a will or trust along with Legacy gifts from those who wish to be remembered for their charitable wishes and values are welcome.  Consult a tax advisor for ideas Real Estate agents, CPS’s, Tax Attorneys, Financial and Estate Planners are encouraged to collaborate within our network.  Donors receive an invitation to a "Welcome Home" housewarming party hosted by VAHOP for local home completions.
